Regulated BTL

When BTL advice IS regulated

Consumer buy-to-let (an "accidental landlord" letting a former home, or a family member let) is regulated by the FCA under the MCD Order 2015. You receive the full protections of regulated mortgage advice, including access to the Financial Ombudsman Service.

Unregulated BTL

When BTL is NOT regulated

Investment buy-to-let taken purely for business or commercial purposes (including most SPV, HMO and portfolio lending) is not regulated by the FCA. You will not have recourse to the Financial Ombudsman Service or protection under the Financial Services Compensation Scheme (FSCS) in relation to the lending itself. We will always tell you clearly which category your case falls into before you commit.

Target market

This service is designed for UK-resident individuals aged 21+, and UK-registered limited companies (SPVs), seeking mortgage finance to acquire or refinance residential rental property in England, Wales, Scotland or Northern Ireland. It is not suitable for consumers who cannot evidence the rental income, deposit or tax position required by mainstream or specialist BTL lenders.
